Mike Niehuas, owner of Windsor Homes, said what began as a need for warehouse space for his own company turned into a speculative construction project.

“I wanted to have a warehouse space for me and figured there was a need; it turns out there was. I think it’s pretty good to have five out of six spots leased pre-construction,” Niehaus said.

He is in the initial stages of constructing a 16,000-square-foot building at 3300 Cockrell Lane that will be divided into three office suites and three warehouse spaces. According to Niehaus, Tom Day Business Machines will lease one office and warehouse combo space, while Sablotny Floors, a flooring and cabinetry company based in Jacksonville, will take another office and warehouse.

“Windsor Homes is taking the third warehouse, so I’ve still got one office space left,” said Niehaus. He intends to keep his current office space, located nearby at 3026 Happy Landing Dr.

Foundation work began in December, and steel work is now underway. “They’re moving right along for winter,” said Niehaus. “”We’re trying to be complete by June.”
